Resident welfare associations possess limited powers governed by law and their own documents. RWAs can manage common areas and enforce valid bye-laws for community well-being. However, associations cannot override individual legal or proprietary rights of residents. Rules must have a proper basis and be applied fairly to all members. Disputes often arise from unclear rules and the need for greater transparency.
